John Mattson has received a positive planning decision from the City of Lidingö to assess the development of a new residential care home (SÄBO) on the property Sjöjungfrun 2 in Larsberg, Lidingö. The project comprises approximately 100 care places and represents a strategic step in the company’s ambition to increase the share of self-developed projects and broaden its property portfolio.

The proposed development comprises a five-storey building with two care units per floor, with the option to include LSS housing unit at basement level. The project is planned for the northern part of the property, primarily on land that is already developed. The location in Larsberg offers proximity to nature, water, public transport and local services.
John Mattson intends to own and manage the property on a long-term basis. The project forms part of the company’s return to new production, with the objective of gradually increasing the volume of self-developed properties and a long-term target of construction starts of approximately 250 homes per year. The initiative also supports the company’s strategy to complement its core residential rental portfolio with additional property segments characterised by strong societal value and stable, long-term cash flows.

The City of Lidingö has assessed that the site is well suited for a residential care home and that the project can be reviewed within the framework of a detailed development plan process. The detailed development plan is expected to be adopted at the earliest in 2028.
The positive planning decision means that the municipality intends to initiate the planning process; however, it does not constitute a final approval of the project. Within the detailed planning process, factors such as design, placement, environmental impact and the overall need for residential care facilities will be evaluated.
